Savvy stock market investors know that transaction fees can stifle market returns.
Fortunately, technology keeps most stock market investors’ transaction costs close to zero. Unfortunately, real estate investors are not so lucky.
In the past five years, I have purchased four rental properties (and sold one of them). The average cost of selling these products is $6,200. In addition, as a buyer, I paid thousands of dollars in inspection fees and due diligence fees.
Another reason to consider is a thorough inspection. The inspection includes the actual quality of the house, estimated maintenance costs and required financial data. You can purchase land for houses that are not visible through Roofstock.
As far as I know, Roofstock.com is the only company that has successfully reduced the price of rental real estate investors. Roofstock is an online marketplace for real estate occupied by tenants.
This means you can buy investment properties and earn rent from the first day. Total transaction costs? The buyer pays 0.5% of the market fee and the seller pays 2.5% of the listing fee. This means that the total commission is less than half of the average commission for real estate agents.

Roofstock offers uncertified investors the opportunity to invest in single-family rental real estate. However, this requires a large down payment, and these properties are highly illiquid investments.
How do roofing materials work?
Similar to other real estate companies (such as Fundrise, Patch of Land, and Realty Mogul), Roofstock provides a more passive real estate investment method than the passive method, which is more than finding an agent, traveling house by house, and manually researching all real estate. The normal way is easier. Documents and documents… not to mention the hassle of fixing and/or managing property.
However, the Roofstock here is different. In most real estate crowdfunding markets, investors loan loans for the restoration of specific projects or real estate developers within a specified time frame. On Roofstock, investors buy properties directly. This is not crowdfunding; this is just a simple and cheap way to buy rental properties.
Through Roofstock, busy professionals or investors simply do not want to take on too much work on their own, but still want to own a leased property, they can easily invest. Similar to the turnkey project (the standard condition for completion of the delivery is to lease the property and have paid tenants, Roofstock’s property is ready to generate cash flow for the owner on the first day.
Now, if you are a qualified investor and want to invest in the shares of a leased property and diversify your portfolio in multiple locations and houses, Roofstock will offer a new product that may appeal to you.

What is roofing material?
Roofstock initially provided funding and started in May 2015, and officially opened its market less than a year later. The first transaction occurred in March 2016.
CEO Gary Beasley, former co-CEO of Starwood Waypoint Residential Trust, one of the leading single-family leasing companies in the United States, stated that Roofstock “focuses on market housing in single-family housing in good supply and demand .”
Roofstock currently serves nearly 40 markets, including Atlanta, Dallas and Las Vegas.
Roofstock provides research, analysis and insights to evaluate and purchase independently certified properties at a fixed price. Roofstock does not own real estate that is posted on the market; however, it will pre-certify all properties before listing them.
To be certified, each asset must have:
Property inspections conducted by experienced investment property inspection companies;
Estimated cost of major and minor repairs in the short and short term;
Ownership report, without unencumberable encumbrances or liens, and with preliminary ownership commitments when applicable;
Valuation analysis of real estate and market conditions in the local rental market;
3D virtual tour of the property;
Property floor plan;
Review and summary of lease terms; and
Review and summary of the tenant selection process.
Roofstock currently lists more than 470 properties on the site, linking thousands of investors and sellers.
You may wonder why individuals want to sell rental properties with positive cash flow. According to Roofstock, sellers are usually listed for one of three main reasons:
The seller cannot accumulate enough houses in a specific geographic area to obtain the required economies of scale.
They are adjusting their broader portfolio to focus on more specific strategies or property types; or
They want to get capital back or redeploy funds to other geographic areas or “fixed” assets.
Roofstock may provide a price recommendation, but the real estate seller determines the list price. However, as part of the certification process, if company executives believe that the property is priced incorrectly, Roofstock will not list the property.
CEO Beasley said the company’s mission is to use technology to effectively match buyers and sellers and reduce transaction costs for both parties. The business model will charge half of the 6% normally charged by real estate agents. The seller pays 2.5% of the marketing fee, while the buyer pays half a point commission.
Should you use Roofstock?
If you are a first-time investor, Roofstock will serve you. If you are considering investing in real estate and are not qualified investors, then the platform will provide you with convenience.
This is easy to understand and the information you need will be at your fingertips. Researching the property will involve some work, but this may be a very profitable investment for you.
This is preferable to buying real estate through traditional real estate services through traditional means. The cost is much more reasonable, and overall everything is intuitive.
Houses have been inspected-The houses on Roofstock have been fully inspected and have undergone a rigorous process before being listed. This is a great way to buy real estate that can continue to make money.
There are already tenants-the houses you buy on Roofstock will make money when you make money. On the day of purchase, the house has been rented out, which means your money will flow in immediately.
Roofstock provides a property manager — Another thing you can take advantage of is that Roofstock provides an attached property manager without them becoming a necessity. You can be managed by a professional for you, or you can be the landlord and property manager yourself.
Low fees-You can avoid paying the standard 6% fee charged by traditional real estate agents. The seller pays only 2.5% of the fee, while the buyer pays only half of the agreed price.
Large Customer Service-Roofstock’s customer service is excellent. The fact that they provide you with a 30-day warranty shows you their confidence in the houses listed on the platform.
You don’t need a qualified investor-Finally, you don’t have to be a qualified investor to use Roofstock to invest in real estate. This allows people who have just started real estate investment to enjoy this service.
Large down payment-If you do not have the ability to buy a property directly, you will be forced to study the mortgage. This will require a large down payment and may make it difficult for potential investors.
Owning a rental property requires work-it is not always easy to own a rental property. For example, you need to ensure that money is reserved in an emergency. If something breaks in the house (such as a dishwasher or stove), you as the owner are responsible for it.
You have to do a lot of your own research-you need to research the property you intend to buy extensively.
